Fraser Community

The Fraser Neighbourhood is quickly becoming one of the busiest in terms of new buildings.  Prince Edward St borders to the West, Windsor Street to the East, and E. 22nd Ave to the North and 49th Ave. to the South.  

Here we are seeing quite a few duplexes and what I would consider rowhomes.  Less and less townhomes.  The duplex market here varies quite a bit as there are some “less quality” buildings but as developers keep going we are seeing more and more new product being built.  Starting price point here for a 2 bed is roughly $500k.  There are a few duplexes here that have the ability to have a mortgage helper downstairs as well.

The community of Fraser Street is quite diverse.  You will find many Vietnamese, Chinese, Filipino and Russian communities and restaurants along Fraser Street North of 28th.  South of 49th is where you will find a predominantly East Indian Community and one that is known by the city as the “Pubjab Area”.

This neighbourhood is attracting a lot of growth as the affordability is much greater here, but as development moves East we are seeing prices rise in this area quite rapidly.
