After months and months of quiet times in Mount Pleasant we are all of a sudden seeing a surge of townhomes site the market in Mount Pleasant. Over the past year or so we grew accustomed to seeing one or two townhomes hit in Mount Pleasant every couple of weeks or maybe only 1 a month. There are a few coveted townhouse complexes in the area (The Block, Domain, Social, Uptown) that rarely come on the market but we have seen a surge this past week in these. Maybe it is a fluke or maybe sellers are deciding to cash in. Either way it’s not ideal for 2 similar units to be on the market on the exact same weekend. It’s great for buyers but not great for sellers. Part of the recent Vancouver real estate boom has been due to lack of inventory and if this keeps up we will definitely see a shift in the market.
This past week we saw 2 units at The Block come on the market, 1 at Social, 1 at Uptown, and 1 at Tala Vera. The agents at The Block staggered their offer acceptance date by a week which may help, Uptown decided to drop their price and re-list and Tala Vera is hoping for busy open houses this weekend. Thankfully these 5 units are all slightly different and cover a few price points so buyers will have some options. Depends what it is that you are looking for all 5 of these are great townhomes. This is a lower price point and has great access to Main Street.
2 bedroom, 2 bathroom Townhouse at The Block
This unit faces 12th Ave but has a huge den which by some would be considered a 3rd bedroom:
2753 Guelph at The Block is listed as a 3 bedroom, 2 bathroom
This hit the market the day after 453 E 12th. Listed at the same price but slightly smaller. This unit will be less noisy as it is set off 12th Ave.
2329 Scotia Street is a 2 level concrete townhouse at Social
This is one of Mount Pleasant’s most sought after townhouse buildings and will get plenty of interest.
3 Bedroom Townhouse at Uptown
This true 3 bedroom at Uptown is going to drop their price this week. Previously at 1,199,000 they have decided to lower it to $1,050,000. Great for a family that needs that 3rd bedroom and still wants to be steps to Main.
