Realtors are seen in a variety to different lights by anyone you ask.  Some people swear by their Realtor and couldn’t imagine ever doing business without them while others would rather buy and sell on their own using what we know as FSBO (For Sale By owner).  If you do decide to use a Realtor (which we recommend!!!) how should you decide who to use?

1) Local Agent

Make sure you chose and agent that works in the area.  We are licensed to sell all over British Columbia however when it comes to areas that we are not experts in we help our clients find the right real estate agent in that area.  Having an agent that is immersed in the local market is highly beneficial as they will have a pulse on what is happening in terms of pricing, inventory, and community development.  You wouldn’t hire a commercial lawyer to represent you in a family lawsuit for the same reason.

2) Trust

As you will be making a huge financial and life decision it is important that you chose a Realtor that you are comfortable with.  You need to believe that they are working in your best interest and you need to trust their expertise.  It’s a relationship and it is important that you and your Realtor are on the same page.

3) Experience

There is a fine line between hiring an experienced agent and hiring an agent that is too busy to properly manage your needs.  Certain agents spread themselves too thin as they take on any client in any neighbourhood.  At EastVanTownhouses we make sure that we give each client our undivided attention.  Our business comes from referrals and we pride ourselves in continuing to make each client extremely happy.

4)  Pricing

Keep in mind the saying “you get what you pay for”.  Thankfully for buyers the process of using a buyers agent is free for them.  Sellers pay for both the buying and selling agent.  There are certain brokerages that work on a discount model.  Not only do these brokerages do the bare minimum they also tend to be difficult to work with for buyers.  Keep in mind that the right agent will work for their fee and will make up that difference in a higher sale price!

5)  Communication

Everyone communicates differently.  Do you like phone calls, emails, texts, FaceTime, or in person meetings?  Make sure that you work with someone who is prompt at responding to you and is easy to get a hold of in the manner that you like.  We pride ourselves in responding within 2 hours maximum.  We usually respond within minutes in the manner that you prefer.
